Home Loan Tips: What is a 1-year ARM?

ARM is the terminology used to describe a mortgage rate adjustable. With this type of mortgage, the interest rate will fluctuate during the loan period based on the terms of the loan agreement and market conditions. With an arm of a year, your interest rate will be fixed at the rate for an initial period of one year from the time you take the loan. After one year, the exchange rate, based on the external index, such as the index of constant maturity Treasury (CMT) that impacts of your particular loan.

If you are thinking about getting a 1-year ARM, there are a number of factors you should consider.

Period Fixing

When the agreement is made for the ARM, the adjustment period the rate of interest based on that index External chosen is also fixed. With an arm of one year, the period during which the interest rate is locked for one year. Arm 7 years is (you guessed it) fixed for a period of 7 years. The arms are available in many different lengths, and are generally discussed in terms of the length of time during which the interest rate is locked. In general, the longer the rate is locked for, the higher the rate. However, shorter loan periods are much riskier because if you are forced to sell when your rate adjusts, you may be in trouble if rates go up, and you can not pay the new interest rate.

The adjustment range

The adjustment range is how many times the rate adjustments of the mortgage at home can be made after the period blocking is complete. This usually varies between 6 months to 5 years, and is specified in the original loan agreement.

Depending on the interval you agree on the interest rate on your loan will be revised periodically after the initial setting. For example, if the rate adjustment shall be two years apart, the one-year ARM would be reviewed initially after the holding period was over (in this example is one year), then revised again after two years. The interest rates continue to be revised depending on what external index you have chosen every two years.

Caps for interest rates

Do not even consider an arm that does not include a cap on the interest rates. This is a safeguard for both the lender and the borrower to ensure they are protected against excessive increases in interest rates (the borrower) or significant decreases in interest rate (lender).

The upper right represent agreed minimum interest rate and maximum in early ARM home mortgage loan. This means that whatever the external index words, interest rates will not go higher or lower than the caps (agree minimum and maximum) they agreed.

In general, you should try to estimate the longest time you think you will own the house, and to get an arm which is fixed for a year or two longer than that. This way, you have a lower risk of having the rates go up on you before you decide to sell.

There are many other factors that affect the mortgage ARM loan. Make sure you fully understand the terms a mortgage loan before signing an agreement and make sure you work with a reputable mortgage lender at any time.
